TGIF – SPRING IS IN THE AIR

Tomorrow is the official start of Spring while so many have already been taking advantage of previously fine, sunny days during Spring break. As we witness the magic of daffodils, tulips, hyacinths & other Spring bulbs, bushes & trees burst into flower one more time, our spirits lift and we can’t help feeling the hope of brighter days to come. This, combined with a vaccine roll out, and warmer days for our max 10 outdoor gatherings, spells an exciting brighter future.

With no new development recently approved in Port Moody, Council is looking at how to work within an already trimmed budget. The city has benefited from $416,810 revenue from the digital billboards, but this comes nowhere close to the tax revenue loss of $1.25 million as a result of the October last year closure of Flavelle Mill. At its meeting this week, Council was considering a 3.55% tax hike as a preferable alternative to making “significant cuts” to services’. Councillor Meghan Lahti pointed out “If the City won’t allow development, Council may have to examine permanent service reductions.” Not much consolation for our long time clients and residents in locations slated several years ago for future densification. Hardly worth replacing a roof etc. if you believe that your home is to be demolished sometime soon!

Meanwhile this week in Coquitlam, Council gave overwhelming support for a 24 unit townhouse development on Baycrest Avenue.
A 27 acre site on North Road in Coquitlam’s industrial area will be home to a $300 million SkyTrain operations and maintenance centre. This project comes on the heels of recent news of increasing SkyTrain capacity with new cars and longer trains.

Our strong real estate market doing a little shift in spots as inventory increases, giving buyers more choices. Spring is traditionally the season sellers like to place their homes on the market. If that follows this year, it will change the imbalance currently of super high demand versus lower than low inventory. Hot spot at present is the townhome market catering to those buyers priced out of the detached market.
